Abstract: Successful preventive maintenance (PM) programs require identification and evaluation of facility assets as a first step. Learn about valuable tools - including inventory and inspection forms, web-based databases, and stored CAD drawings - which used together can assess building envelope and mechanical components and help facilities engineers determine optimum maintenance or replacement schedules.

Baltimore, MD - March 2005

Dean Zehnter CHMM collaborated with Karen Warsek AIA of Building Diagnostics Associates to make a presentation (T3.02, Track: Assets) entitled "Manage your facility at your fingertips" at the National Facilities Management and Technology Conference and Maintenance Solutions Expo 2005 Show (NFM&T and MS Expo). The conference/expo was scheduled for March 15-17, 2005 at the Baltimore Convention Center.

Abstract: Asset management with a strong preventive maintenance program is the key to life cycle cost and energy savings. Everyone understands the importance of a PM program, but few realize that assets must be identified and evaluated prior to implementing a successful one. Asset identification consists of a three step process: asset inventory, asset evaluation and asset maintenance. Utilizing algorithmic inspection forms to assess mechanical, roofing, and exterior wall components in a building can allow the user to determine when an asset should be maintained or replaced. Combining the inspection form with a web-based database and an identification of the components in a CAD drawing file allows the facility manager to easily identify, with a click of a mouse button, all components that require preventive maintenance in a building, determine the number of components involved and prepare an accurate budget for the expenditures. This seminar will outline the necessary components of an effective web based facility management program and how implementing it can save money over the long term.
