Using these as a background, and taking advantage of its extensive database construction and management capabilities, MZA has established a leadership position in the development of Asset Management / Integrated Building Management Systems.

The total cost of operating a building including capital improvement costs, maintenance and replacement costs can be minimized by bringing the power of a computational computer database to bear on the problem. The overall goal of the MZA Integrated Building Management System is to achieve the lowest overall cost of ownership and operation of a facility.
Asset Inventory
The process starts with an on-site inventory of all building equipment, systems and components including information on condition, maintenance requirements and useful life. Information is collected using hand-held computer equipment to directly enter the information into a database.
Database
A computer database is used to maintain and process the Asset Inventory. The database generates dynamically updated capital improvements schedules and budgets for design and construction, maintenance schedules for repairs and preventive maintenance and calculates the economically useful life of the facility. The software is programmed to seek the lowest overall cost of ownership of the facility.
Work Order Management System
Maintenance work is controlled by a database driven Work Order Management System. Work orders are automatically issued for preventive maintenance, as well as routine maintenance and repairs. Reports allow facility managers to track the timeliness and effectiveness of maintenance operations. Parts Inventory and Purchasing Information on replacement and maintenance parts for all assets are dynamically inventoried by the database. This allows maintenance staff to arrive at the job with the correct parts. The inventory control module automatically issues purchase orders as required to maintain a proper inventory of parts.

Graphic User Interface
Drawings of the facility locating equipment and zones of application for equipment such as HVAC air handling units is built into the database to make it easier for maintenance staff to locate and maintain equipment. Global Positioning Satellite (GPS) or wi-fi positioning technology is used as necessary to locate hidden equipment such as underground piping.
Web-Based Reporting
The MZA Integrated Building Management System is web based so that reports are easily accessible by staff at all levels.
Starting with an inventory of facility assets (building components, systems and equipment) the MZA Integrated Building Management System uses a SQL database with a web-based interface to optimize the management of these assets.
MZA has experience designing Integrated Building Management Systems for a variety of clients, ranging in scope from a single building to one of the largest school districts in the United States, consisting of over 200 school buildings.
The MZA Integrated Facility Management System can be used to manage industrial facilities as well as buildings of all types. P&ID, environmental control and worker protection requirements can be built into the system to permit the management of industrial environments. The system can also be used for tracking of hazardous materials to manage Brownfield sites.
